Terms and Conditions
* Your booking is confirmed once your deposit/full payment has been received.
* On receipt of your Deposit we will send you a confirmation email of your booking and our invoice for the outstanding balance which is due 8 weeks before your arrival.
* We reserve the right to offer the dates to others if your payment does not arrive within this time.

Payment Details:
We prefer payments by bank transfer. A 20% non-refundable deposit is required to secure a reservation if your date of arrival is outside 8 weeks. The balance will become payable 8 weeks prior to your arrival. We reserve the right to cancel your reservation at loss of deposit if your balance is not received on time. If your booking is made within 8 weeks of arrival, full payment is required on reservation.

Please note all our accommodation is non-smoking and no pets are allowed.

Receipt of all payments will be confirmed to you by email. Please note that payments for any airport transfers and/or car hire are made locally in Fuerteventura and not to us.

Insurance:
You are strongly advised to arrange adequate insurance to cover all members of your party and all aspects of your holiday as soon as possible after booking. We cannot be held responsible for any loss or damage to your personal property or for any personal injury, accident or death incurred during your stay. Please note that the new European Health Insurance Card covers medical treatment in EU countries.

Cancellation Charges:
Cancellation by you: Should you subsequently wish to cancel your reservation, please notify us by email. The following charges will apply and will be calculated from the date your notification of cancellation is received by us:
* 4-8 weeks prior to arrival: 50% of total rental rate
* 2-4 weeks prior to arrival: 75% of total rental rate
* Less than 2 weeks prior to arrival: 100% of total rental rate
Depending on the reason for cancellation, you may be able to reclaim these cancellation charges under the terms of your insurance policy.

Cancellation by us: In the extremely unlikely event that the accommodation you have booked ceases to be available and we are unable to offer you an acceptable alternative, we will refund all monies paid to us (including your deposit) and will be under no further liability. We reserve the right to cancel your reservation at any stage should guests' behaviour demand this, at our absolute discretion. In particular, if the property is occupied by persons other than those shown on the booking form (or notified to us prior to departure) the contract shall be deemed to be terminated and no refunds will be given when guests are obliged to make alternative accommodation arrangements.

Amendments to your booking:
Should you wish to make any changes to your booking arrangements after they have been confirmed, you must advise us in writing. Whilst we will endeavour to assist we cannot guarantee that we will be able to meet any such requests, particularly if they involve a change of dates.

Occupancy:
Unless otherwise advised the accommodation will not be available to you before 15:00hrs on your day of arrival and you must vacate the accommodation by 11:00hrs on your day of departure. It may be possible to access/vacate the accommodation earlier/later than these times depending on availability and at the discretion of our local agent.

At all times you are responsible for care of the property and its fittings, fixtures and furniture. You are responsible for avoiding causing nuisance to others by anyone in your party. You are responsible for leaving the accommodation in good order and replacing or paying for any items or equipment that are broken or damaged during your stay. You are responsible for all members of your party taking proper precautions to ensure their own safety, and you should take proper regard for the dangers posed to children in and around the pool area. Under no circumstances should the numbers notified to us in advance be exceeded, overnight guests and large social gatherings are not permitted. Our local agent is entitled to refuse admission and/or request those in excess of the maximum permitted number to leave immediately.

We have done our best to depict the accommodation and its facilities featured on this website as accurately and as honestly as possible, however, sometimes, minor discrepancies can occur. Should we be aware of any significant change to the accommodation facilities prior to your arrival, we will endeavour to notify you as soon as possible. We reserve the right to change your accommodation to an alternative of the same or superior standard within the same resort. Should you have any concerns before you travel, or any specific needs or requests, please do not hesitate to ask us for advice.

Car Hire/Airport Transfers:

Airport Transfers
We do not recommend any particular company for airport transfers. There are a number of websites offering this service including : www.resorthoppa.com and www.holidaytaxis.com Airport transfer prices are, in our opinion, expensive compared with the price of car hire.

Car Hire
There are the usual car rentals at the airport: Hertz, Avis, etc., and you would be well advised to book in advance. A very useful website for car rental comparisons is www.travelsupermarket.com.

Complaints:
Should you have a justifiable complaint during your stay, in the first instance please notify our local agent as soon as possible who will endeavour to rectify the situation as soon as is reasonably possible. Please note that we cannot be held responsible for any circumstances beyond our control such as acts of God/adverse weather conditions/the failure of public utilities (such as water/gas/electricity)/war or threat of war/terrorist activity/strikes or other industrial actions. Should you feel that your complaint was not dealt with effectively during your stay, please provide us with the full details in writing within 7 days of your return home and we will endeavour to fully investigate the matter and respond to you as quickly as possible.

This contract is made under English law and subject to the jurisdiction of the courts of England & Wales
